Metal Roof Coating
R-panel, PBR, and standing seam roofs with surface rust and leaking screws, coated after every fastener and lap is handled.
Metal roof coating details
We offer five commercial roof coating services in Jeffersontown: metal, silicone, acrylic, spray foam, and shingle. Each one fits a different roof, and the roof walk tells us which.
Each card names the roof that service fits best.

Metal roof coating detailsLow-slope metal, valleys, canopies, and flat sections where water stays after rain.
Silicone roof coating details
Pitched roofs that drain fast, with a bright finish and easy acrylic recoats.
Acrylic roof coating details
Heated or cooled buildings that need insulation, with foam over the panels and a coating on top.
Spray foam roofing details
Strip-center mansards, offices, and churches whose shingles still lie flat and hold granules.
Shingle roof coating detailsA quick comparison of the five services. The roof walk confirms the choice.
| System | Best Roof | Standing Water | Recoat With | Watch For |
|---|---|---|---|---|
| Metal coating | Exposed-fastener and standing seam steel | Set by the topcoat chosen | The same product line | Rust-through panels |
| Silicone | Low-slope metal and flat sections | Strong | Silicone, or a special primer | Dirt pickup on white |
| Acrylic | Pitched roofs that drain fast | Weak under ponding | Acrylic after a wash | Rain or dew before cure |
| Spray foam | Heated or cooled metal buildings | Set by its topcoat | Its topcoat product | Curb heights and overspray |
| Shingle coating | Flat shingles that hold granules | Low concern on slopes | The maker's product | Curling tabs, granule loss |
Call us and describe the roof. We will set up a roof walk and recommend a system for the roof you have.
Whatever the system, the job follows the same five-step backbone.

We walk the roof, test screws and seams, check for trapped moisture and ponding, and look at the underside from inside before recommending a system.
The roof's slope, water, rust, insulation needs, and recoat history decide between metal coating, silicone, acrylic, foam, or a shingle coating.
Washing, screw and lap work, rust primer, and gutter and skylight repairs come before any coat.
Permit routing for the property's city or Metro area is confirmed, and the roof work window is set around weather and tenants.
Coats go on to the specified thickness, checked with a wet film gauge, and the products used are logged for the next recoat.
Answers on picking a system, cost, permits, and upkeep.
Exposed-fastener R-panel and PBR roofs with surface rust and loose screws come first, then standing seam roofs with leaking seams. The test is whether the steel holds a person's weight without flexing and whether rust stays on the surface. Holes, soft spots, or rust flaking in layers mean replacing those panels first.
Silicone fits metal roofs with low spots or valleys that hold water, and acrylic fits roofs with steady slope that drain fast. Think about the second coating cycle too, since silicone limits what can go over it later, while acrylic needs only a wash and fresh acrylic. Urethane is a third choice where foot traffic matters.
Coat a roof whose panels are solid, restore one with loose screws and leaking laps, re-panel sections with holes, and replace the roof when purlins or most panels have failed. A full roof walk plus a look at the panel underside from inside sorts out which path fits your building.
Roof size, rust and screw condition, and the coating system matter most. After that come the number of screws to replace or cap, skylights, curbs, and vents to detail, height and lift access, gutter and trim repairs, primer needs, and the coats and thickness specified. Pricing follows an on-site roof walk.
Jeffersontown runs its own permits. Fern Creek and Highview go straight to Louisville Metro. Middletown, Hurstbourne, and Douglass Hills each set their own first step, such as a city letter or zoning review. Plumbing and gas permits in all six areas go through the state. Confirm the property's city limits before applying.
At least once a year and after any major storm, with spring the best time: after freeze-thaw and before the May rains. Each check covers coating at screw heads and laps, gutters and downspouts, skylight panels and curbs, and chalking. Small repairs at these visits keep the coating intact until the next recoat.
